In property law (especially in the Philippines), a title to property can be acquired through several recognized modes of acquiring ownership. The main ones are:<\/div>\n
<\/div>\n
1. By Contract (Sale or Transfer) Ownership is acquired through agreements like sale, barter, or exchange, once there is delivery of the property (tradition) and a valid contract.<\/div>\n
<\/div>\n
2. By Succession (Inheritance) Ownership is acquired when a person dies and their property is transferred to heirs through a will (testate) or by law (intestate).<\/div>\n
<\/div>\n
3. By Donation Ownership is transferred freely from donor to done during the donor\u2019s lifetime, through a valid deed of donation.<\/div>\n
<\/div>\n
4. By Prescription (Lapse of Time) Ownership is acquired through continuous and uninterrupted possession of property for the period required by law (ordinary or extraordinary prescription).<\/div>\n

5. By Accession Ownership is acquired over everything produced by or attached to a property, such as: Buildings constructed on land Crops and fruits Natural or artificial additions<\/div>\n

6. By Law Ownership is acquired directly by operation of law, such as in cases of: Escheat Reversion Certain government grants<\/div>\n<\/div>\n<\/div>\n
