fraudulent, unscrupulous developers and sellers. It regulates the sale of, and requires licenses for, subdivision projects and condominiums, ensuring developers meet obligations regarding, for instance, infrastructure, amenities, and timely delivery of clean titles.<span class=\"uJ19be notranslate\" data-wiz-uids=\"Rn1EDe_a,Rn1EDe_b\"><span class=\"vKEkVd\" data-animation-atomic=\"\" data-wiz-attrbind=\"class=Rn1EDe_9\/TKHnVd\">\u00a0<\/span><\/span><\/div>\n<p><span id=\"iCQZ-ab7oLee7vr0PmZrv2Ag_1\"><\/span><span id=\"iCQZ-ab7oLee7vr0PmZrv2Ag_2\"><\/span><span id=\"iCQZ-ab7oLee7vr0PmZrv2Ag_3\"><\/span><span id=\"iCQZ-ab7oLee7vr0PmZrv2Ag_4\"><\/span><\/p>\n<div class=\"Y3BBE\" data-sfc-cp=\"\" data-hveid=\"CAEIABAF\"><strong class=\"Yjhzub\">Key Aspects of PD 957<\/strong><\/div>\n<ul class=\"KsbFXc U6u95\">\n<li style=\"list-style-type: none;\">\n<ul class=\"KsbFXc U6u95\">\n<li data-hveid=\"CAEIABAH\"><span class=\"T286Pc\" data-sfc-cp=\"\"><strong class=\"Yjhzub\">Purpose:<\/strong>\u00a0To protect buyers from fraudulent practices, such as selling mortgaged, incomplete, or misrepresented projects.<\/span><\/li>\n<li data-hveid=\"CAEIABAI\"><span class=\"T286Pc\" data-sfc-cp=\"\"><strong class=\"Yjhzub\">License to Sell:<\/strong>\u00a0Developers must secure a &#8220;License to Sell&#8221; from the\u00a0<a class=\"H23r4e\" href=\"https:\/\/dhsud.gov.ph\/p-d-no-957-legal-faqs\/\" target=\"_blank\" rel=\"noopener\">Department of Human Settlements and Urban Development<\/a>\u00a0(DHSUD, formerly NHA) before selling any lot or unit<\/span>\n<div id=\"sdh_CgZ-afCGBcGj1e8Pi4iKoAU_1\">.<\/div>\n<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<div id=\"sdh_CgZ-afCGBcGj1e8Pi4iKoAU_2\">\n<ul>\n<li data-hveid=\"CAEIARAA\"><span class=\"T286Pc\" data-sfc-cp=\"\"><strong class=\"Yjhzub\">Performance Bond:<\/strong>\u00a0A bond is required to guarantee completion of promised infrastructure like roads, drainage, water systems, and amenities.<\/span><\/li>\n<\/ul>\n<\/div>\n<div id=\"sdh_CgZ-afCGBcGj1e8Pi4iKoAU_3\">\n<ul>\n<li data-hveid=\"CAEIAhAA\"><span class=\"T286Pc\" data-sfc-cp=\"\"><strong class=\"Yjhzub\">Delivery of Title:<\/strong>\u00a0Developers must deliver the title of the lot or unit to the buyer upon full payment.
