A certificate of title provides documentary evidence of the right of ownership.<\/p>\n<p>The Register of Deeds of the municipality, city, or province where the land is located is the office responsible for the recording \u00a0and the Land Registration Authority (LRA) is the general system that determines\u00a0 and have control on ownership over particular pieces of land.<\/p>\n<p><strong>In the Philippines Certificate of Titles has two types<\/strong><\/p>\n<article class=\"post-199 post type-post status-publish format-standard has-post-thumbnail category-general-public category-informations tag-certificate-of-title tag-condominium-certificate-of-title tag-land-registration-authority tag-land-title tag-lot-title tag-original-certificate-of-title tag-property-title tag-title-certificate tag-title-of-property tag-transfer-certificate-of-title entry\" aria-label=\"What is a Certificate of Title in the Philippines.\">\n<div class=\"entry-content\">\n<p>1.\u00a0<strong>Original Certificate of Title [OCT]<\/strong>\u00a0\u2013 First Issuance or what we called the mother title. \u00a0It\u2019s the very first registered title of the property.
